Forma is the condo project designed by Frank Gehry at 266 King Street West, between the Entertainment District and the Financial District. Great Gulf, Westdale Properties and Dream are the developers. Gehry was born in Toronto, and this is his first residential tower in the city. Suites start at $820,900.

Does a famous architect add value?

Buyers pay more for a building by a well-known architect. Whether they get it back on resale depends on a few things.

  • The building is one of a kind. There is only one Gehry tower in Toronto, and a suite here cannot be copied by the next project down the street. Scarcity tends to support prices.
  • The exterior is complex. Forma’s twisting, reflective façade is harder to build and to maintain than a flat glass wall. Ask how exterior maintenance is budgeted in the fees.
  • The suite still has to work. An unusual shape outside can mean angled walls inside. Check the floor plan as carefully as you would anywhere else.

Price and deposit

The starting price is about $169,000 above the City of Toronto’s average resale condo price of $651,648 in August 2026. This is a luxury building, and that gap is expected.

The deposit is 20 per cent in total, with 12.5 per cent due in the first year. On the starting price that is $164,180, of which $102,613 is paid in year one. Tarion protects condo deposits up to $20,000. Ask how the rest is insured.

Timeline

Sales began in 2022 and the first tower is under construction, with completion estimated for early 2028. Much of the building has already sold, so the choice of suites is narrower than at a new launch.

The location

King and Duncan is beside the Princess of Wales Theatre and across from Roy Thomson Hall. St. Andrew station on Line 1 is a block east, and the 504 streetcar runs along King. The PATH network connects nearby. Restaurants line King Street in both directions.

  • Which tower and floor is the suite in?
  • What are the estimated maintenance fees per square foot?
  • Is parking available, and at what price?
  • What is the current occupancy date in the agreement?

Closing costs at the starting price

Land transfer tax on $820,900 in Toronto is about $25,786, or $17,311 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
