Parkside, in practice
The site backs toward the ravine system of the Don River. For a buyer, that means two things worth checking on the plans:
- Which way the suite faces. A ravine view is unlikely to be built out. A view toward Eglinton or toward the next phase of the community may change.
- How you reach the trails. The Don Valley trail network is close, but a ravine edge is steep. Ask where the nearest access point is.
Transit at the corner
Eglinton and Don Mills is an interchange on the Eglinton Crosstown line, which runs west to Yonge and beyond. The Ontario Line is being built to end at the same corner, and when it opens it will give a direct ride downtown. Until then, the Don Valley Parkway is the fast way south by car, with the on-ramp minutes away.
Price and deposit
The starting price is about $78,000 below the City of Toronto’s average resale condo price of $651,648 in August 2026. The deposit is 12.5 per cent over 365 days, or $71,738 on the starting price. With occupancy in about five months, expect the instalments to be close together.
Mid-rise living
A smaller building has fewer neighbours and less elevator traffic. It also spreads its costs across fewer owners. Ask for the fee estimate and for the list of amenities that belong to this building as opposed to those shared with the rest of the community.
What is nearby
The Shops at Don Mills, with its restaurants and cinema, is a short drive north. Sunnybrook Park and Wilket Creek Park are to the west. The Aga Khan Museum is across the Don Valley Parkway on Wynford Drive.

- What will be built on the neighbouring blocks, and when?
- Is the March 2027 date confirmed?
Closing costs at the starting price
Land transfer tax on $573,900 in Toronto is about $15,906, or $7,431 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
