Q Tower is a 60-storey condo planned for 200 Queens Quay West, on the north side of the street across from the harbour. Lifetime Developments and DiamondCorp are the builders. Suites start at $589,900 and completion is expected in 2029.
Lake view or city view
In a waterfront tower, the direction a suite faces changes its value more than almost anything else.
- South looks over Queens Quay to the harbour and the Toronto Islands. These suites carry the highest premiums and hold them on resale.
- North looks at the Gardiner Expressway, the rail corridor and the downtown skyline. The view is dramatic at night, and there is traffic noise on lower floors.
- East and west get a partial view of each.
The starting price is almost certainly for a north-facing suite on a lower floor. Ask for the premium per floor and per exposure so you can see what a lake view actually costs.
A long build
The deposit is 15 per cent over 1,200 days, more than three years of instalments, or $88,485 on the starting price. Sixty-storey towers take a long time to build and are often late. Tarion sets rules on how and when a builder can extend occupancy dates. Read that section of the agreement with your lawyer during the 10-day cooling-off period.
Price
The starting price is about $62,000 below the City of Toronto’s average resale condo price of $651,648 in August 2026. The waterfront has a large resale market in buildings from the 1980s onward, many with bigger suites. Compare before you commit.
Living on Queens Quay
The 509 and 510 streetcars stop outside and run to Union Station in a few minutes. The PATH network, Scotiabank Arena and the Rogers Centre are a walk north. The Martin Goodman Trail runs along the water for cycling and running. Harbourfront Centre is next door, with events most weekends. Summer weekends are busy, and Billy Bishop airport is close enough that you will see the planes.

Closing costs at the starting price
Land transfer tax on $589,900 in Toronto is about $16,546, or $8,071 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
