Westshore is a community of urban townhomes by Minto at 3526 Lake Shore Boulevard West in Long Branch, at the southwest corner of Toronto. Prices start at $529,900. For a new home with its own front door inside the city, close to the lake and a GO station, that is a low entry point.

What “urban townhome” means

These are stacked townhomes. Homes are arranged above and beside each other in low blocks, each with its own entrance from outside. You get a door to the street and often a terrace or patio, without the elevator and corridors of a tower. You do not get a private yard or, in most cases, a garage attached to your home.

Check two things on the plans. First, the number of stairs: upper units can have two or three flights inside the home. Second, where the outdoor space is, since a rooftop terrace and a ground-level patio suit different people.

Price against resale

Across the GTA, the average resale condo townhouse sold for $681,447 in August 2026. Westshore starts about 22 per cent below that. The starting price is for the smallest plan, so compare by size.

Deposit and timeline

The deposit is 12.5 per cent over 540 days, or $66,238 on the starting price. Completion is expected in October 2027, about a year from now. For a purchase today, ask how the deposit instalments are compressed.

Long Branch

Long Branch has the feel of a small lakeside town. Lake Shore Boulevard has independent shops, cafes and restaurants. Marie Curtis Park, at the mouth of Etobicoke Creek, has a beach and connects to the Waterfront Trail. Colonel Samuel Smith Park is a short ride east.

For commuting, Long Branch GO station is on the Lakeshore West line, and the 501 streetcar starts its run downtown from the same loop. Mississauga’s buses also connect there. Drivers reach the Gardiner Expressway and Highway 427 by Brown’s Line.

Questions to ask

  • Is parking underground, and is a space included?
  • What is the monthly fee, and does it cover the roof and exterior?
  • Which plans have a rooftop terrace?
  • How close is the block to the rail corridor?

Closing costs at the starting price

Land transfer tax on $529,900 in Toronto is about $14,146, or $5,671 for a first-time buyer after rebates, including Toronto's municipal tax. New homes also carry builder closing adjustments such as development charges, utility connections and Tarion enrolment, which are set out in the agreement and are often capped on request.
